Two-Fer Sale in Sunset Park
The Brooklyn Eagle reports that two residential buildings were sold as a $2.5 million package recently. They are on 39th between 5th and 6th Avenues, and on 7th Avenue between 42nd and 43rd Streets. And it was an all cash deal. Is someone thinking of more condos? Perhaps the 7th Avenue address would work out, since it's across from the park. But the 39th Street address could have some trouble. Hopefully, either way, the new owner will do right by the neighborhood and its residents.

On(e) Sunset Park is Selling Some Units
Brownstoner sure loves Sunset Park lately. Porn, Bahn Mi, and now a return to the rent-controlled turned luxury condo building on 44th and 7th. Phew! They really DO love us! ;)
The "checking in" they do is really an update on the sales going on in the building. Apparently, five units have sold; I only saw three contracts signed on the site, but maybe they have inside information. The comment thread on Brownstoner is full of misunderstandings. Last week's Buy of the Week in the New York Times was in Sunset. It was in one of the coop buildings that hasn't yet gone to mortgages; its price (and low maintenance) is a lot less because of that. Some of the 'Stoners mixed up that building with One Sunset Park (which allows 10% or 20% financing). They are very different animals.

Plenty of Condos Available in Sunset Park
With a new condo building going up on 6th Avenue and 46th, you have to wonder what is happening with the many buildings whose condos have been languishing for months, nay, years. The 7th Avenue condo building is one example, and that now has rental signs in the windows. Here are two 8th Avenue examples.
The sign above for a rental Co-Do is for the corner building on 8th and 48th. As you can see below, the units come with a balcony, and 3 bedrooms are rare finds these days. However, calling the number gets a sudden disconnect when you ask about the price. Was it my accent?
The building shown below is still receiving some finishing touches. The sign on the balcony is still optimistic; these condos are for sale. They are on the same 8th Avenue block as the Co-Do building. Will a couple of doors down make a difference in sales? I haven't called this number. Perhaps their phone connection is more solid.
Let me know what happens if you call to inquire about rentals or sales.

Sunset Park is the IT Girl for a Day (or two)
Not only does Sunset Park get to be the number two biggest sale in Brooklyn, according to Brownstoner, but we also get mentions all over the crazy world of news bits. In an earlier post, I mentioned New York Magazine's article (which prompted this blip of attention) and Curbed's highlight of the article.
Now, Brownstoner also picked it up! Woohoo! That in addition to a shockingly expensive three-family house that sold on 8th Avenue makes it two mentions in one day. Please take a look at the photo of the house. (It's NOT the brownstone.) $1.8 million? What?

Sunset Park Gets the Bronze Medal

I'm not sure how I feel about this. To be honest, I'd rather Sunset Park hadn't placed at all. However, considering the mainstream benefits of the neighborhood (two express stops, the park, lots of restaurants, family-oriented, brownstones), my very unscientific suspicion is that a lot of would be Park Slope buyers are coming here to look and buy. And compared to PS, SP is an incredible deal. Of course, for a lot of SP residents, buying is a pipe dream that remains in the plumbing. (Play some lonely sounding violin music for me!)
Anyway, Sunset is just behind Park Slope and Fort Greene in sales for the first quarter of 2008. $43 million in sales! Insane! Here's the link to the article from the Brooklyn Daily Eagle.
You may have also heard about Sunset Park being one of the neighborhoods in all of NYC with the highest increase in sales. We're up there with Central Harlem, East Harlem, and Astoria. I guess Astoria kind of surprised me. I'm also a little surprised because some of those condos that Corcoran et al are trying to sell for ridiculous sums of cash (like on 6th Avenue) are still just sitting there after many months. Now my interest is piqued. I'll have to look into what's really for sale at ridiculous prices. Don't hold your breath, but do check back.
